Landlord licensing and compliance in Gedling
Gedling's selective licensing covers all of Netherfield Ward and specified parts of four other wards, with Phase 1a running from 5 January 2025 to 4 January 2030. A Netherfield Article 4 Direction was made in July 2026, but the council page still describes confirmation as pending. Fees are published without a clear fee year, and the phase-two dates need checking.
Selective licensing is boundary-specific
Gedling identifies all of Netherfield Ward and prescribed parts of Carlton Hill, Colwick, Daybrook and Newstead for selective licensing. Phase 1a began on 5 January 2025 and is stated to run to 4 January 2030. A second phase is in force, but its exact dates were UNVERIFIED - could not confirm on council website. Check the council maps against the property address because parts of wards, not necessarily whole wards, are designated.
Fees need a year and application-type check
The council's selective fee page lists £645 for a new accredited application and £840 for a new non-accredited application; re-licence fees are £590 and £790 respectively. A £60 paper-application charge is also listed. The page does not state the fee year. HMO application charges vary, and the published table could not be reconciled consistently; confirm the current amount and licence term before applying.
Netherfield Article 4 status is not settled by the summary page
Gedling made an Article 4(1) Direction on 7 July 2026 for C3-to-C4 changes in mapped parts of Netherfield, with consultation ending on 21 August 2026. The council page still says permission would be required if the direction is confirmed, so its confirmation and operative status on 23 September 2026 were UNVERIFIED - could not confirm on council website. Check the current planning notice and map. The council also publishes a 2026 civil financial penalty policy, but the policy PDF text and current amounts could not be confirmed.
