Landlord licensing and compliance in West Sussex

We're still writing the fact-checked local guide for West Sussex - licensing schemes are decided council by council, and we verify each one against the council's current register before publishing. That doesn't change what already applies to your property: every English tenancy needs a current gas safety record, EICR, EPC, protected deposit, Right to Rent checks, working alarms and, for tenancies that existed on 1 May 2026, the Renters' Rights Act Information Sheet - regardless of what West Sussex does or doesn't require on top.

National duties at a glance
Gas Safety Record (CP12)

Renewal tracked from expiry, reminders from 60 days out, proof of service to tenants logged. Knows the 2-month early-renewal rule that keeps your date fixed.

Electrical report (EICR)

Five years goes quicker than you think. Kept remembers so you don't have to - including the 28-day duty to give tenants a copy.

Energy certificate (EPC)

Expiry tracked from the certificate details you confirm - band E is the current minimum for most domestic private lets unless exempt, and proposed changes are flagged only when they become law.

Deposit protection

30-day protection window tracked from the day the money lands - not the tenancy date - with prescribed information logged.

Right to Rent checks

Check dates and follow-up dates for time-limited permissions, stored against each tenant.

Smoke & CO alarms

Smoke alarms every storey, CO alarms where required, checked and dated at the start of every tenancy.

RRA Information Sheet

A one-off duty for tenancies that existed on 1 May 2026. Who was served, when, and how - the £7,000 question, answered with a dated record.

PRS Database preparation

Preparation and export support for the future official registration process - clearly marked as planned.

Licensing (HMO & selective)

Selective and additional HMO licensing schemes vary by council and change without much notice - check West Sussex's current designation map against your postcode before relying on this page. We'll publish the verified detail here as we work through all 317 councils.
