Each duty, one traffic light, chased until it's done.

This is the engine underneath everything else Kept does: each key statutory duty Kept tracks (see the 9 duties) gets a single green/amber/red status on every property, calculated from real dates rather than guesswork, with reminders that escalate the closer a deadline gets - so nothing quietly slides past.

How it works, step by step

Step1 / 3

Each duty, one status

Gas, electrical, EPC, deposit, Right to Rent, alarms, the Information Sheet, licensing - each becomes a dated obligation with a clear green/amber/red state, not a checklist you have to interpret yourself.

Step2 / 3

Reminders that escalate

A gentle nudge weeks out becomes a harder one as a deadline nears - the schedule is tuned per duty (a 10-year EPC doesn't need the same urgency curve as a 30-day deposit window).

Step3 / 3

Completed, excluded, or overdue - never ambiguous

Mark something done and it's dated and logged; mark it not applicable and it's excluded with a reason on file - nothing just silently disappears from view.

Straight answers.

How does Kept know when something is due?

From real dates you give it - certificate issue dates, tenancy start dates, deposit received dates - not fixed calendar reminders that ignore what's actually changed on your property.

What counts as "amber"?

Amber means action is needed soon but there's no immediate breach - the exact window varies by duty (see each duty's own page for its specific rule, e.g. gas certs go amber at 60 days out).

Can I see this across all my properties at once?

Yes - your dashboard rolls every property's obligations up into one view, sorted by what needs attention first.
